The new Cameron Community Centre and Library (CCCL) is a significant civic project by the City of Burnaby, designed as a community hub for the Lougheed Town Centre area.
Spanning over 200,000 square feet, the facility replaces an aging complex with a modern, multi-purpose space to meet the needs of a growing population. Its design incorporates a wide array of amenities, including an aquatic centre with three pools, dual gymnasiums, a fitness centre, dedicated youth and seniors' spaces, and a modern two-storey library. The integration of these elements with a complex hybrid structure of concrete, steel, and mass timber, along with advanced building systems, makes it an architecturally complex and vital new asset for the community.
The project has involved a collaborative BIM approach among all stakeholders in a carefully controlled federated environment. Luttec has been providing BIM and VDC services, working alongside Graham Construction as the General Contractor.
A primary focus has been managing the extensive concrete scope within the project's complex structure. This required detailed digital integration of the concrete scope, including foundations and pools, with the steel and mass timber frameworks, as well as interfacing with extensive building systems, including sophisticated mechanical, plumbing, and electrical services, to ensure precise coordination and clash resolution.
